Relative Population Change

This map represents the relative population change of census tracts 2011-2016, normalized to the region's average growth of 6.5%. Deep Blue areas with a value <0 are areas that shrank. Pale blue areas grew at a pace between 0 and half the regional average (3.25%) Cream coloured areas grew between half the regional average (3.25%) and the regional average, and redder shades grew by multiples of the regional average up to one census tract in Langley that grew by 199%, or more than 30 times the regional average. We can see some patterns. Growth is most intensive along the still sprawling suburban fringe in Surrey, Langley & Coquitlam as well as in a few dense development zones such as Surrey Central (quintupling the regional growth rate) or the Olympic Village (11 times the regional growth rate). Meanwhile, population is shrinking in many of the single family areas, notably the Vancouver West Side south of 16th, Central and North Burnaby, Richmond, and West Vancouver
