This map estimates the total mortgage free equity held by homeowners that live in their home in each region.

Use the histogram wheel in the legend to re-balance the colour cutoffs when zooming to different aggregation levels.

This is only an estimate as we use the average dwelling value in each area as a proxy for the average dwelling value of each mortgage-free home. Comparing with numbers researched by Urban Futures using custom tabulations we can infer that mortgage free homes on average are higher valued. Moreover, our numbers only capture homes that are owner-occupied and ignore homes that are rented out or are unoccupied, but that are mortgage-free. Lastly, our numbers are based on 2011 home values, this does not account for any value increase that may have accrued since then.

We can observe this trend by comparing the results obtained by using Metro Vancouver estimate of $164 billion to the $229 billion obtained by computing the number separately at municipal level and aggregating up for all Metro Vancouver.

Overall there was about $1.84 trillion in mortgage-free equity in Canada. Ontario takes the lead among the provinces with $761 billion, followed by British Columbia with $369 billion, Quebec with $305 billion and Alberta with $248 billion. All other provinces and territories come in at under $50 billion.

On a per household bases, British Columbia takes the lead at $209 thousand, followed by Alberta at $179 thousand.
